How do I schedule a viewing of an available apartment?
We only do in person showings of available apartments once we have received an application. This is for the safety of our tenants and staff members so that we know who we are letting into the building. Once your application has been submitted, we will reach out to schedule an in person viewing of the apartment.
How long does that application process take?
We try to review applications every couple of days. It all depends on how busy we are with cleaning, maintenance and repairs, as well as renovations of vacant apartments. The entire application to lease process can take between 3-5 business days.
What information do I need to include on my application?
In order to your application to be considered, the following information should be included in your application
- Contact details
- All occupants over the age of 18
- Employment or income details
- Most recent stub or proof of income
- A guarantor may be required (should rent be greater than 30% of income)
Do you run credit checks?
Yes, we run credit checks as one of the final steps in the leasing process. We will not run a credit check until you have seen the apartment in person.
Do I need to pay a deposit?
Yes, we require a last month's rent deposit in order to hand over the keys to your new home. We will not ask for any deposits before you see the apartment in person and have chosen to rent it.
Do I need renter's insurance?
Yes, all of our leases will require you to have renter's insurance.
Do you offer rent incentives or discounts?
Other landlords will offer incentives such as one month's free rent upon signing of a new lease. This is done to keep the unit rent artificially high so that they can increase your rent at the higher rate in the future. We rather be honest with our tenants so we bake what other landlords are offering into our base rental prices.
How do I pay my rent?
Rent can be paid via Interac E-Transfer, Cheque, or Direct Deposit.
Can I hang things on the wall?
We encourage you personalize your home and space to fit you! Please limit the number of nails used in the walls and look to use damage proof strips such as 3M Command Picture Hanging strips.
How can I submit a maintenance request?
You can submit a maintenance request via our Resident Portal or by submitting a filled out Maintenance Request Form to your building superintendent.
Will my rent increase?
At the 12 month mark we will review your rent. If your rent is at market rate, it will not be increased. If your lease is eligible for an increase, it will be increased by the Guideline Rate.
How do I end my lease?
To end your lease, you can submit a signed N9 Tenant's Notice to End Tenancy form with at least 60 days notice. Blank N9 forms can be found on the Documents tab or on the Landlord and Tenant Board website.
